6 Common Pricing Mistakes

The most crucial factor when you list your home is pricing.  Priced too low, it will likely sell quickly, but you could leave money on the table.  Priced too high, it will sit there. If that happens, the home may become stigmatized and appear that there must be something wrong with it. We often hear, “we can always come down, but we can’t go up” and people think they will just lower the price if there isn’t early interest.  The fact is by then you have missed the Peak First 30-45 Days when your home hits the market and gets the most attention.  So it is crucial that your home be priced correctly from day one, and who knows how to do that better than an experienced realtor who knows this market?

What determines the RIGHT price for you home, and what are the common mistakes people make when setting the asking price of their house. #1) what you paid for it..buyers AND the market doesn’t care if you got it free or paid too much or too little when you bought it. #2) what you owe on it. #3) what normal maintenance and repairs you’ve done, #4) what it will cost to build or buy your next home, #5) what additional bills you want to pay off from the proceeds, or finally #6)what Uncle Bob from Michigan thinks your home should sell for.  The value of your home is simply what someone is willing to pay for it.  The asking price should be set close to this figure.
