Preparing Your Home To Sale

When preparing a house to sell, it’s just as important to prepare the exterior of the house as as it is the interior. This is the area of the home that is first seen by prospective buyers and seen by most others passing by.

Fix what’s broken.  

I recommend getting a home inspection and fixing any major problems before you list the house, despite the out-of-pocket costs. “First-time homebuyers in particular don’t want to come in and do a ton of work,” Most buyers will get a home inspection and often will back out if there are too many items to be repaired.

Stage the front door and entrance.  

That expression about not getting a second chance to make a good first impression is true.  Look at the door.  Does it need a fresh coat of paint?  Is it bright lime green?  Is the trim around the door rotted from splash or chewed by a pet.  New trim kits can be bought for a song and most homeowners can remove and replace.  How about the door knobs?  Are they old and faded?  When you enter the house, is the entrance floor damaged, vinyl curling or yellowing?  This is your big chance.  Think about replacing or upgrading.

Fix your house’s face.   

Fascia boards that are peeling or rotted need to be painted or replaced.  Do your shrubs look they are fresh out of the Amazon?  Faded shutters (even vinyl) infer maintenance hasn’t been kept up.  Vinyl spray paint is available to freshen the look.  Consider power washing the siding to remove any mildew or stains.  While you’re at it, power wash the porch and sidewalks.  Even in the winter, make sure the sidewalks are edged nicely and all plants trimmed and limbs and leaves hauled off. Make sure the gutters are cleaned out and not sagging.  If you have a mailbox, make sure the post is straight and the box is clean.  This is often overlooked and it tarnishes that first impression.  Also, don’t forget the back yard.  Remove all limbs and clutter and if needed power wash and clean the rear of the house as well.

Empty the house.  *(this was stated in the other video of staging the interior)

You’re going to hear this a lot, because it’s true.  Closets, attics and garages stuffed full are a turn off.  It requires a slight outlay but rent a small storage building and put all that excess stuff in there.  You want Buyers to see all the room there, not all your stuff.
