More homes are sold in spring than any other time of the year. The weather is good, the grass is green, and summer vacation hasn’t hit yet. This makes March a perfect time to get your home listed and sold.
However, this can create a unique issue in which there are too many homes being listed at that time. If you really want the honest and overly simple answer to, “When is the best time to list your house?”, the answer is “When the buyer for your home is looking.” Since that’s impossible to guess, don’t rule out what we often think of as off peak months.
Many sellers pull their home off the market in the winter…because that’s not the peak time. They wait until March or April to list their homes… because that IS the peak time. But that doesn’t mean no one is looking to buy homes. Families are still out there shopping in December, January, and February. In fact, real estate agents in our market in Winter find themselves searching harder for homes that meet the needs of their prospective buyers than any other time of the year.
The “inventory” of available homes is at its lowest in those off-peak months. The sellers who have their homes on the market have less competition.
Of course, we all expect a more active market in the spring. If you’re considering listing your home, it HAS to be on the market by no later than March 1st. But don’t rule out those other months when you have a shot at buyers who are in the game while everyone else is still on the bench.
If you have a rare property, keep something else in mind. Agents get calls daily for people looking for 3 bed 2 baths in town. They don’t get them very often from buyers in search of cabins, farms, or higher end homes. The market for those properties is very limited. You have far fewer buyers. So when they do come along, your home HAS to be on the market. If you miss one of them, it may be months before your next shot. And they may not be waiting til spring to buy.
